The Challenge
Beach Road sits where the old city meets the new business district. The brief combined a Grade A office tower, a residential tower, a retail podium and a conserved former police station on one site, each with its own users and rhythms. The task was to give each part its own identity while making the whole work as one place, and to respect a long-standing street landmark.
Design Approach
We treated the conserved police station as the anchor of the scheme, not something to work around. The towers step back to frame it, so the heritage block stays legible at street level. The retail podium ties the programmes together as an active, open ground plane, letting people move freely between office, home, shops and the historic building.
Sustainability was built in from the start. Passive design, efficient systems and generous greenery shaped the architecture and earned the development its Green Mark Platinum rating.
The Design
The result is a vertical mixed-use precinct where workplace, residence, retail and heritage share a connected public realm. The office tower offers flexible Grade A space, and the residential tower brings city living above a lively podium. At the base, the conserved police station gives the development its character and keeps a piece of Beach Road’s history in everyday use.
